1.
Bookings
A contract is made between us subject to these conditions
as soon as we confirm to you either orally, electronically
or in writing, we reserve the right to refuse a reservation
or to cancel any reservation in the event of certain circumstances
which are set out below.
2. Deposit and Balance of Payment
Full payment is required within 5 working days if your booking
is accepted by us within 10 weeks of your entry date. Otherwise
a deposit in part payment of the confirmed price of your accommodation
is payable within 5 working days of our acceptance of your
reservation. The balance of the cost shall be paid in full
not less than 10 weeks from the entry date.
If for any reason the balance is not received by the due
date, we reserve the right to cancel the reservation and levy
cancellation charges as set out in paragraph 3 below. Please
note that you will not receive a reminder that final payment
is due.
3. Cancellation Charges
The following charges will apply in circumstances where the
reservation is cancelled due to payment not being received
on the due date or is cancelled by yourself for any other
reason in which we are not legally liable.
More than 70 days prior to entry - Deposit only
70 days to entry date - 100%
4. Changes by You
Should you wish to make any changes to your reservation, you
must notify us in writing as soon as possible. Whilst we will
endeavour to assist, we cannot guarantee we will be able to
meet any such requests. An amendment charge of £15 per
amendment will be charged if the amendment results in a reduction
of the total cost of the reservation. No refund will be given
for any changes made more than 56 days prior to entry date.
5. Changes by Us
In the event we have cause to cancel your reservation as a
result of force majeure, that is any occurrence outside our
control and which could not have been avoided with all due
care. We will always endeavour to offer you alternative accommodation
of a similar standard. If the cost is less than your original
booking then we will refund the difference to you. If, however,
the cost is more and you accept the offer, then we will ask
for the difference.
If a significant change occurs to your reservation you will
be informed immediately we are aware of any changes. You will
then be given a choice of revised accommodation or cancelling
your accommodation and accepting a refund of monies paid to
us.
Force Majeure and significant change include the results of
acts of God, Governments, war, political unrest, fire, theft,
customs regulations, transport problems, breakdown of machinery
or equipment, water shortages and any other circumstance outside
our control. |

6.
Complaints/Problems
Any complaints or problems regarding the accommodation should
be brought promptly to the attention of the owner or caretaker
so that they can be investigated and if possible remedied

7. Indemnity
It is your responsibility to ensure the proper conduct of
yourself and your party during your stay. The accommodation
provider reserves the right to terminate your stay or that
of any member of your party at any time due to your individual
or group misconduct, within their reasonable opinion. Full
cancellation charges will then apply and no refund will be
given. The accommodation owner will be under no obligation
whatsoever to pay compensation or meet any costs or expenses
incurred as a result of your booking being terminated. If
your actions, or those of any member of your party, damage
the accommodation in which you are staying, you will be liable
to fully indemnify us against any claim (including legal costs)
made by the accommodation owner. You will also be liable to
pay for any damage caused, directly to the accommodation owner,
before or after the end of your stay.
8. Holiday Travel Insurance
We strongly recommend that you take out holiday insurance.
It is your responsibility to ensure that the cover is adequate,
and should cover in particular the cost of cancellation, medical
costs and the cost of assistance including return to your
country in the event of an accident or illness.
9. General Conditions
a) Normally clients must depart by 10.30 a.m and entry is
after 3 pm unless otherwise agreed or stated.
b) No pets allowed unless otherwise stated.
c) The accommodation is strictly for the number of persons
stated on the invoice.
d) The accommodation is cleaned ready for your arrival and
on departure unless otherwise stated.
e) All linen & towels are supplied.
f) Electricity and gas usage is included in the weekly tariff
unless otherwise stated.
g) Payment must be in £'s sterling and can be made by
cheque, postal order, direct bank transfer or credit/debit
card.
10. Governing Law
This contract is subject to and in accordance with the laws
of Scotland.
